What Is An Internal BPO?

As with the Drive By BPO, real estate brokers also use the Internal BPO. Using an Internal BPO can differ with different tasks and requirements needed in order to complete the form. Real estate brokers have to do more with an Internal BPO because there is more to do. The brokers are usually required to provide more photos from the property.

This broker price opinion can also mandate that the broker communicate with the homeowner. This is one if the homeowner is in foreclosure or with someone who doesn’t know what is going on. When the broker is engaged in this scenario, they need to be compassionate and careful as not to upset the homeowner or whoever is residing in the home.

Whatever real estate brokers do in a Drive By BPO, they will also do in an Internal BPO. However, the former is not as intense as the latter. With the latter, the brokers are also required to get a count for each room in the home. They cannot estimate like they would be able to do with a Drive By BPO. It is mandatory that the real estate broker takes photos of the interior rooms. However the broker will make more money with an interior broker price opinion.

The only way that contact with a homeowner or tenant is not required is when there is no one living at the home. Of course, if no one lives there, they probably would have no one to speak with anyway.

If a broker is conducting the broker price opinion for refinancing, then it’s not a big deal. However, if it deals with foreclosure issues, there could be an issue. That’s why it’s important that the brokers use wisdom when approaching the homeowner or tenant of the home.

They are already upset about the status of their home, and conducting a BPO more than likely won’t help matters much for them. The brokers need to be sure to treat them with the utmost respect and kindness.

There are other things that real estate brokers would do in regard to an Internal BPO that includes:

• Inspect the home’s interior
• Measurement of each room
• Estimates of any home repairs
• Photos of any damage within the home

There are other things that the company or lender may want for the Internal BPO that includes:

• Removing trash
• Repair of damages
• Property board up
• Rekey locks and get new keys


The more things that the real estate brokers do, the more money that they stand to make. For the extra items, the broker will pay out of their pocket for this and then the lender should provide reimbursements within a sixty day period. So, this may be something that real estate brokers may want to look into if they are looking to make some extra income.
